- Days from Listing to Escrow: 45.56 average days on the market, up by 9% from the previous month and a 32% increase year over year. 33 days was the median significantly higher than June 2023 or July 2022.
- Net Sale Price: The average net sale price was $310,862, marking a 10% decline from June and a 28% drop from the previous July. The median net sale price increased by 5% from the previous month to $289,143, although it was still 23% less than July 2022.
- Listing Price: Properties were listed for an average of $319,055, a 12% drop from June and 27% less than the prior year. The median listing price was $297,490, slightly up by 3% from June, but down by 18% year over year.
- Net Sale Price Discount from Listing Price: Sellers on average accepted offers that were 5.1% lower than their listing price, a 65% increase from June. The median discount was 3.3%, up by 66% from June but consistent with July 2022 figures.
INSIGHTS & TRENDS
- Seasonal Trends: Historically, the summer months see a surge in real estate activity. However, compared to last year, both sales and listing prices have reduced significantly in July 2023. The extended time properties spend on the market further indicates a slower-moving market.
- Significant Changes: The sharp increase in the average and median discount from the listing price suggests sellers are more willing to negotiate, which could be due to various reasons including economic factors, higher inventory, or decreased buyer interest.
- Positive Takeaway: While average prices have declined, the slight increase in the median sale and list prices from the previous month suggests that mid-range properties might be experiencing a bit of stability.
